Frozen Coil
One of the most common problems is a frozen indoor coil, this can be caused by a variety of things but is often as simple as very dirty filters that have not been cleaned for a long time, these restrict the air flow across the coil and when icing occurs can become apparent by water dripping from the unit or running down the wall in the case of wall mounted systems. This can also be caused by a low refrigerant level within the system often caused by a leak from either fractured pipe work or a mechanical fitting that has vibrated loose.
Condenser not working
Dependant on the location of the external unit it is a common fault for someone to have switched off the mains power isolator, always best to check this item first as it can save you money, if this is the case and it is a common occurrence we can fit security cages to your units. These symptoms may also be caused by faulty contactors, tripped MCB on the mains fuse board. The outside fan is responsible for transferring the heat from inside the building to the outside air, If the fan on the outside unit doesn’t run, proper heat transfer is not taking place and the air conditioning compressor may overheat and trip the safety overload. Worse yet, it may cause internal damage to the compressor.
Faulty wiring
It is not uncommon to have mice or rats chew through cabling be it mains power or communication cables running between the indoor and outdoor units, connections can over a long period of time become loose if not checked periodically, the system has moving parts which can generate vibration to terminals and casework, proper maintenance removes this type of problem almost completely.

Refrigerant loss
Refrigerant is the chemical that cools or heats the air. Low refrigerant may indicate a leak or problem within the refrigerant system.
